The Golden Cock is located in the affluent village of Farnley Tyas, a pleasant rural setting three miles south of Huddersfield, in an area once owned by the Earl of Dartmouth. It is the only pub in the village and will be a highly thought of gastropub and restaurant with fantastic standards and a destination site for those in the surrounding area.

This Gastropub restaurant will have a welcoming frontage and an interior resplendent with log fires and wonderful views of Huddersfield’s Castle Hill.

The Golden Cock is at the heart of the village community and there is further potential to cater for the walkers who pass through the village. There are also some holiday cottages which provide extra custom particularly in the summer months. The people in the immediate village are successful business people that enjoy a high quality food and drink offer and the Golden Cock should accommodate this though a quality food offer and a large selection of wines and cask ales.

Trade Areas

The pub has 4 distinct trading areas with the main focus being the restaurant which can comfortably accommodate 40 covers. The planned investment will transform this area which could be used as either a formal restaurant or a high quality pub dining area.

The small bar area to the front off the pub is used by the regular local clientele as well as serving as a holding area for diners to enjoy pre-dinner drinks or a relaxing coffee by the log fire afterwards.

As part of the investment the main bar will be redesigned to reflect the country feel, complimented by a further open fire. This will be an inviting cosy area for up to 30 informal dining covers or cosy drinking.

With the village church being a popular venue for weddings, Christenings etc., the function room at the Golden Cock allows the pub to cater for private parties of up to 40 people. The function room has its own bar.

Externally to the front of the building there is an outside drinking area that seats around 15 people. The rear decking area has room for a further 20 covers with fantastic countryside views, an absolutely idyllic setting for drinking or dining in the summer months.

The car park has 60 spaces enabling the Golden Cock to appeal to people from surrounding areas and compliment its popularity with walkers, sightseers and cyclists as well.


Private Accommodation

Accommodation can be found on the first floor of the premises and is of very reasonable size. Punch are committed to redecorating and re-carpeting this area prior to the letting of the property to our new partner. The accommodation consists of 3 decent sized double bedrooms, a private bathroom and a large fitted kitchen. It also has a private lounge and a lock up office ideal for a business like this. There is also a laundry/utility room and facilities for staff changing and shower area.

FMT is the operating profit which reflects what we would reasonably expect a reasonably efficient operator to achieve. This profit is used as a basis for rent setting.
